Austin Leads the Nation in Affordable Housing Progress

A new report offers encouraging news for families across the greater Austin area: more affordable homes are on the way. According to a study by real estate analytics firm Yardi Matrix, Austin led the nation in affordable housing construction in 2024, adding 4,600 income-restricted units. That’s more than any other city in the country.
Austin’s pace of construction significantly outpaced other major metros, including Dallas, Atlanta, and Los Angeles. The trend is expected to continue, with projections showing that Austin will remain a national leader in affordable housing development over the next several years.
These newly built homes are designed for households earning no more than 60% of the area’s median family income, which is about $76,000 annually for a family of four. Rent for these units is capped according to income levels to ensure long-term affordability.
Much of the new construction occurred in fast-growing suburbs around the city. Communities such as Manor and Pflugerville saw substantial development activity, in part due to lower land and construction costs. While affordability remains a challenge throughout Central Texas, this expanded rental supply may help ease the strain many families are feeling.
The report also notes that developers in the Austin region are making strong use of financing tools like the Low-Income Housing Tax Credit (LIHTC). These programs are critical for making affordable housing projects financially viable in competitive markets.
Although challenges persist—particularly when it comes to placing affordable housing near schools, jobs, and public transit—this upward trend is a meaningful step forward.
